Carriage Inn Huntsville received a complete redesign of the existing non-licensed, independent living facility into a Type B assisted living facility.

The challenge:

Carriage Inn Bryan involved the conversion of an existing non-licensed, independent living facility into a Type B assisted living facility.

The challenge:

Our challenge was to maximize use of the long, narrow site with an acceptable unit mix while meeting all State and City of Katy requirements.

How Katus helped:

Katus answered with a design that fit the site, but still kept resident functions centrally located. The dining room and activity spaces’ central locations reduce the distance residents must walk from bedrooms to daily activities. The Alzheimer’s unit is designed to allow residents to walk unimpeded along a “race track” around the central activities spaces and staff station. The two strategically located solariums offer the residents a view to the outside without having to confront the sweltering Texas summer heat.

Bridgewood Carriage Inn Lake Jackson

Lake Jackson, Texas

15 Assisted Living units / 33 Alzheimer’s units / 28,925 SF conversion

The challenge:

Carriage Inn Lake Jackson is under construction to convert an existing non-licensed, independent living facility into a Type B assisted living facility. Katus’ design had to address the existing facility’s narrow corridors, bringing them out to the 6’ width required for a Type B facility.

How Katus Helped:

Our code expertise is reflected in the conversion design, not as an afterthought. The new, wider corridor design required a redesign of living units and accessibility upgrades.

The challenge:

Village on the Park Friendswood is a Bridgewood project with new construction and conversion components. Katus has designed a conversion to transition an existing non-licensed, independent living facility into a Type B assisted living facility, in addition to a new 2-story complex that includes 20 Alzehimer’s units and common living and dining areas.

How Katus Helped:

Katus’ approach to part-conversion, part-new construction allows Bridgewood to see the benefits of repurposing an existing facility complemented with new, updated design. Katus’ design allows the new campus’ buildings to complement each other so residents, staff and family members receive the best experience and treatments possible.

The challenge:

As the second Heartis facility to begin construction, the project had a tight design and construction schedule to deliver this new facility on time for the Cleburne community. The challenge:

This Heartis facility includes a memory care component that needed to be carefully planned to make this area of the facility have its own identity.

How Katus Helped:

Katus designed a unique memory care entrance, giving residents and family members a clear sense of place and arrival in this part of the community. The design also includes a new “Main Street” concept, giving residents a familiar spine for ease of movement throughout their home.

Fowler Christian Fowler Christian Apartments III

Dallas, Texas

36 Independent Living units / 19,240 SF / 3-story new facility

 Fowler Christian Apartments Phase III was funded through a HUD 202 grant and is located on the 40 acre Juliette Fowler campus in east Dallas. This project is a 3-story, 36 unit independent living facility with 1st floor common living spaces for activities and large gatherings. All of the residential units are fully accessible using the most current ADA Standards for Accessible Design. The units include a unique hybrid transfer/roll-in shower design that allows the resident maximum maneuvering clearance in and around the shower and other fixtures within the bathroom, while providing the greatest protection against slipping. The exterior is contextually designed to work within the campus framework while achieving its own identity. The exterior cladding is a burnished concrete masonry unit with a brick veneer, complimented by the fiber cement lap siding accent.

Provident Memory Care Provident Livingston

Livingston, Texas

44-bed certified Alzheimer’s care / 11,050 SF

The challenge:

Provident Memory Care Livingston involved the conversion from a convalescent care home to a new 44-bed memory care facility. Katus designed phase two to supplement an existing 22-bed certified Alzheimer’s unit, which sits directly across the parking lot.

How Katus Helped:

Katus’ conversion design included resident units centered around a large living and dining room with clear visual access from the corner-placed staff station. Staff functions are conducted behind a secured gate that is integrated into the millwork, preventing residents from gaining access to restricted areas. All resident rooms are designed to accommodate two people, giving Provident complete flexibility and providing residents with the choice of a more cost efficient shared unit or more privacy in a single occupancy room. The exterior is designed with native limestone veneer with lap siding accents, which complement the sister community.

Silver Ridge Silver Ridge Colleyville Assisted Living

Colleyville, Texas

16 Assisted Living units / 16 Alzheimer’s Units / 16,000 SF

The challenge:

Silver Ridge Colleyville’s campus involved a conversion of a large existing Type A assisted living facility into two new large Type B facilities, one to accommodate both assisted living and Alzheimer’s care, and one to focus on memory care.

 How Katus Helped:

Katus’ code expertise provided Silver Ridge with a smooth transition to a new licensed facility. Katus could quickly identify what code changes were necessary for the new 2-building plan and brought the Assisted Living facility up to required standards quickly.

The challenge:

Silver Ridge retained Katus to design a Memory Care facility on a small site adjacent to the Assisted Living facility.

How Katus Helped:

Katus delivered a facility that was stabilized and fully occupied within 6 months, giving Silver Ridge immediate profitability and a facility focused on Alzheimer’s and memory care.

Southlake, Texas

30 Assisted Living units / 22 Alzheimer’s units / 3 respite care units / 34,200 SF

 The challenge:

Silver Ridge Southlake is under construction and combines assisted living with Alzheimer’s care across three separate buildings that must work together on one site.

 How Katus Helped:

Katus employed a new design that used light gauge steel as opposed to wood. The steel component passed the initial licensing survey with no problem, which will ultimately allow the facility to open for residents faster than a typical time frame.

Our Story

Katus is translated to the English meaning “roof” from ancient Estonian language. A roof is one of the simplest yet most necessary parts of shelter- a basic human need.
